S'rathad's House is located in the west of the Talos Plaza District, northwards of the city gate.
S'rathad's house is split into three levels: a basement and private quarters in addition to the ground floor. The basement contains only barrels and crates full of random clutter. The ground floor is also relatively bare, with only some books and silver cutlery of interest to thieves. At the foot of the stairs, an unlocked chest holds up to three pieces of randomly chosen equipment. The private quarters is large but sparse, although an easel and painting materials suggest that S'rathad may have artistic tendencies. There is a jewelry box on a shelf that contains some gold and possibly gold or silver nuggets and jewelry.

- The house is not marked as "owned", which means all the items on the ground floor can be taken freely.
- The Unofficial Oblivion Patch, version 3.0.0, fixes this bug.
